Why access comes first
Plenty of Peninsula houses have plaster, original tile, and finishes that cannot be patched invisibly. A contractor who opens the most convenient surface has solved their problem and created yours. We look for access from a closet, an exterior wall, or below before touching anything original, and we raise reroute options that avoid opening a wall at all.
That conversation happens before work starts, not after. It is the single thing customers tell us made the difference.
On the coast
Salt air is a real factor here and a convenient one to oversell. It genuinely shortens the life of exposed exterior metal and crawlspace fittings. It does not mean the copper inside your heated walls is failing. We will tell you which of those you actually have rather than letting the coastline sell a repipe.

Are you licensed and insured?
Yes, in the State of California. Permits and inspections are part of the scope on work that requires them. Ask us for our CSLB licence details when you book — it is a reasonable question for any contractor here.
What don't you do?
Plaster and finish restoration, landscaping, structural work, mould remediation, grease waste hauling, electrical beyond our own connections, and historic review permitting.
Do you guarantee your work?
We stand behind our workmanship and return if something we did isn't right. Parts carry manufacturer warranties whose terms we quote accurately rather than round up.
How do I know a recommendation isn't an upsell?
Ask to see the footage — of the sound sections as well as the failing ones. And ask what the access plan is before agreeing to anything, because that is where an older house gets damaged unnecessarily.
Do you work with property managers?
Yes, and a good share of our work is rentals and hospitality. Give us a booking or occupancy calendar and we will schedule around it rather than asking you to release a room at short notice.
