Coastal Corrosion Pipe Repair
On the Peninsula, exposed metal ages faster than the same metal five miles inland. That is not an opinion, it is a maintenance schedule.
Salt-laden air accelerates corrosion on exposed metal, and on the Monterey Peninsula that affects the parts of a plumbing system nobody looks at: exterior hose bibs and their supply lines, pressure regulators, exposed copper on the outside of the house, water heater flue components, and fittings in vented crawlspaces where marine air moves through freely.
The pattern is consistent. Failures start at fittings and threaded joints rather than mid-pipe, because that is where dissimilar metals meet and where protective coatings break first. A green or white crust at a joint is the early sign, and it is far cheaper to address then.
What genuinely helps is unglamorous: replacing failed sections with appropriate materials, using proper dielectric separation where dissimilar metals join, and keeping exposed runs protected. What does not help is treating an exterior corrosion problem as though it were an interior water quality problem.
When this is likely your problem
What's included — and what isn't
Included in the quote
- Assessment of exposed exterior and crawlspace piping
- Replacement of corroded sections, fittings, and valves
- Dielectric separation where dissimilar metals join
- Hose bib and exterior valve replacement
- Pressure test of repaired sections
Quoted separately
- Stucco, siding, and paint restoration
- Interior repiping, which is separate scope
- Water heater replacement
- Crawlspace vapour barrier and ventilation work
- Roof and flashing repair
What drives the number
We quote after diagnosis, not before. These move the number most:
- EXTENTOne fitting versus a length of exposed run.
- ACCESSExterior wall, crawlspace clearance, or concealed.
- MATERIALWhat is currently installed and what it should be replaced with.
Peninsula note
Homes closest to the shoreline in Monterey, Pacific Grove, and along the recreation trail see this most. If your house is within a few blocks of the water, treating exposed exterior plumbing as something to inspect periodically rather than ignore is genuinely worth it here in a way it is not inland.

Questions about this service
Is coastal corrosion really different?
Yes, on exposed metal. Salt aerosol accelerates corrosion, and the Peninsula gets a lot of it. It affects exterior and crawlspace components far more than it affects pipe inside heated walls, which is why the assessment focuses there.
Can it be prevented?
Slowed rather than prevented. Appropriate materials, dielectric separation at dissimilar metal joints, and keeping exposed runs protected all extend life meaningfully. Anyone promising to eliminate it near the ocean is overselling.
Should I replace copper with something else?
Not automatically. Copper performs well in most of these applications; the failures usually happen at fittings and transitions rather than in the pipe. We would rather fix the joint detail than sell you a repipe you may not need.
