Historic & Older Home Plumbing

In an older Monterey house, the plumbing is often the easy part. Getting to it without wrecking something irreplaceable is the job.

Monterey has genuinely old housing stock, and working in it is a different discipline. Plaster instead of drywall, lath that does not patch invisibly, original tile that cannot be matched, and framing that will not be where a modern plan would put it.

The materials underneath are usually mixed. Galvanized supply from one era, copper from a later repair, occasional lengths of something nobody expected. Cast iron drains with sections replaced in three different decades. That is normal, and it means we look before we quote rather than assuming a house of a given age has a given system.

Our working rule is smallest viable access. Sometimes that means reaching a line from a closet or an exterior wall rather than through original finish. Sometimes it means recommending a reroute that avoids opening a wall entirely. We will raise those options rather than opening the most convenient surface for us.

Sometimes, and we try hard to minimise it. We will look for access from a closet, an exterior wall, or below before opening original finish, and we will tell you if a reroute avoids it entirely. What we will not do is open the most convenient surface for us without discussing it.

Do you repair the plaster afterwards?

No, and we say that upfront. Plaster and lath repair is a specialist finish trade, and matching original work is genuinely skilled. We leave clean access and can refer someone.

My house has several pipe materials. Is that a problem?

Common rather than alarming. It usually means decades of partial repairs. What matters is the condition of each and how they transition — dissimilar metal joints without proper separation are where problems concentrate.
