A plumbing problem in a rental is not just a repair. It is a refund, a review, and sometimes a cancelled booking.
Short-term rentals put plumbing through a harder cycle than a family home: unfamiliar guests, heavier use in bursts, things going down drains that should not, and long empty periods where a slow leak runs unnoticed.
The work that actually pays for itself here is preventive. Checking shutoffs, replacing tired supply lines and toilet fills before they fail, confirming the water heater is sized for peak occupancy rather than average, and making sure a guest can find the main shutoff if something goes wrong at 11pm.
The other half is scheduling. We would rather do a turnover inspection in the gap between bookings than an emergency repair during one, and if you tell us your calendar we will work to it.

Can you work between bookings?
Usually, if you give us the window with reasonable notice. Tight same-day turnovers are harder and we will tell you honestly rather than promising and missing.
What breaks most often in rentals?
Toilet fill valves and flappers, supply lines under sinks, and drains blocked by things guests should not have flushed. Almost all of that is cheap to prevent and expensive to handle mid-stay.
Should I label the water shutoff?
Yes, and it is one of the highest-value things you can do. A guest who can turn off water at 11pm turns a flood into a puddle. We will label the main and key isolation valves as part of an inspection visit.
